Our Process for Providing Roof Replacement Estimates
In order to provide you with the most accurate estimate we will need to look at your entire roofing system and not just the roof itself. We will arrive at our home at the appointment time set by the office. If we are running late we will send you a text or give you a call. Once we arrive, we will knock and ring the door bell.
Step 1 – Ground Inspection
We ask that you come outside and walk around the perimeter of the home with us. This step is very important so we can ask questions about your home and we can answer your questions as well. This walk around gives us insight and a better understanding of your roofing system. We do not want to miss anything and will be able to point out any major issues right away so this step is vitally important.
Step 2 – Roof Inspection
Next we will get out our ladder and go on your roof to inspect the shingles, all of the elevations, flashings, pipe boots, chimney flashings, and ventilation. We will be looking for things like animal damage, weather damage, deterioration, caulking, ventilation, and more. We will take our measurements and then calculate everything up for you. We may need to get into the attic if there are unknowns after our roof inspection.
Step 3 – Summary and Estimate
After we are completed with the inspection we will need to go back into the home to share with you our findings and provide you an estimate.
Sometimes we will do our inspection and a new roof really may not be necessary. We can still provide you an estimate either way but we want to be transparent. Sometimes the roof is in great shape and doesn’t need any attention, other times it may need a repair only, and in other cases it needs to be replaced. Either way we record our inspections in a proprietary video and will not be able send you the video as it is a large file so it is vitally important for all decision makers to be home to go over all solutions together and go over color options. If a roof replacement is necessary we will show you all the products that we install and provide you with our estimate. We will have options in order to try to meet your budget and goals. Our Process for Roof Installation and Roof Replacement
Permit(s)
Lifetime Xteriors is responsible for getting the permit from your village or city. The price you are quoted includes the cost of the permit. We may need additional information from you depending on the village or city but we will take the responsibility in getting the permit.
Material Delivery
Due to Covid-19 most factories are not operating at full capacity. It has never been this difficult to get shingles and components. Because of this we will order all shingles and components ahead of time and have them delivered right away to your home, even if the installation date is not for a while. We have accounts with several suppliers and will order from whichever supplier has the shingles and components available. Let us know where in the driveway you would like the materials dropped and we will communicate that to our suppliers. We will let you know what day the delivery is happening and we additionally recommend that you put sidewalk chalk on your driveway with a box the day before the delivery so they place them to your specific liking.
Installation Day(s)
We will bring in a dump trailer on the morning that the job begins. We request that all of your vehicles that you need for the next 2-3 days are out of the driveway and garage. If you have a family vacation coming up let us know as it is beneficial to do the installation at that time so it is the least intrusive for you and your family. If we are not able to complete the job in one day we will leave the trailer in your driveway overnight. Once we start a roofing job we will work every day until it is complete unless there is bad or unsafe weather or if it is Sunday. We work Mondays-Saturdays for installations. If we do not finish a job Saturday night, we will be back on Monday morning.
Trash Removal & Cleanup
At the end of each day that we work we will do a light cleanup. We may leave some netting or tarps up over night in certain areas if work will be continuing the following day. Once the work is completed we will haul-away all the trash and debris from the work we perform in our dump trailer. We always try to leave our clients homes cleaner than how we found it. We will do our very best to pick up all the nails but sometimes we cannot find them all as there are thousands of old nails and thousands of new nails during installation. When we are cleaning we many times find nails from previous projects and we will clean those too. You would be surprised at the kinds of nails and metal fasteners we find with our magnets especially on historic homes. After everything is cleaned up we will take all the trash with us.
Final Walk Through
If possible we like to do a final walkthrough with you to ensure 100% satisfaction.
